What is Construction Holdback?
A portion of a bridge loan that is held in reserve and disbursed in stages as construction or renovation milestones are completed. Also called a draw schedule or construction escrow. Protects the lender by ensuring funds are used for intended improvements.
Why it matters to bridge lenders
Holdback management is only as good as your confidence in the GC executing the work. A contractor with a suspended license, disciplinary history, or uninsured operations puts the entire construction budget at risk. PulseClose validates GC credentials before you fund the holdback.
Example
On a $600K bridge loan, $200K is held back for rehab costs. Released in 3 draws as the GC completes demo, rough-in, and finishes. PulseClose verifies the GC’s license is active and insurance is current before the first draw.
