What is Judgment Lien?

A lien placed on a debtor’s property as a result of a court judgment. When a court rules that a person owes money, the creditor can record a judgment lien against the debtor’s real property, which must be satisfied before the property can be sold with clear title.

Why it matters to bridge lenders

Judgment liens against a borrower indicate they’ve lost lawsuits and owe money. These liens can attach to the property you’re lending against, complicating your security position and exit. PulseClose’s litigation screening surfaces lawsuits that could result in judgment liens.
